Good luck with the sale. Sadly, I work in London so am stuck here for a few more years

As a comparison to living in Crumblepenny's 4-bed house set within the lovely countryside near to Ross on Wye, you can always buy a 1 bedroom flat in Botwell Lane (with a lovely garden!!!) at the same price ;)

Remember the housing market (outside of London) has been pretty stagnant to falling over the last 6 or 7 years.

Genuine question as it is very possible you could have put a new conservatory/other living space on which would increase the value.

The information above was very easy to find and most potential buyers will look for the last time a property was sold and what it was sold for. Same for neighbouring (similiar) properties

A house is worth whatever you can sell it for and whatever buyers will pay. The previous sale price is not the last word on the subject. I've twice paid below market value for properties because of a unique set of circumstances at the time. And anyway, house prices have shot up since 2010 plus asking prices are often set to allow some wriggle room.
