I see ten years after its demolition, bulldozers have moved in to clear what remains of the Grange Youth Centre in Pine Place off Lansbury Drive. I wonder what's going to happen there now?

Apparently the Avis buildings near Hayes Station is going to be flats as well as new ones they're building opposite the station where the old records factory stood, and more are mooted behind that area in that Old Vinyl Factory scheme they keep raving on about.

When Crossrail comes there'd be a few people buying these up in order to jump straight on and off the trains into town but not enough to make any difference as regards gentrification, places like Shoreditch and Hackney have taken off because they're still in the ''Londonsphere'' in terms of distance from the centre and attraction for young professionals.

What happens when all these flats get built and the property bubble bursts in 2 / 3 years ?

Blame the housing bubble(s).

It pushes the value of land to levels where owners want to cash in on the boom and who can blame them.

Some quite profitable pubs in Hayes and across London have gone under the bulldozer because of the land value. Worth far more as houses than as a pub. Old scraps of land long sat empty of development are being built upon. This drives the pressure on public services not to mention increases traffic jams and all the rest of it.

Everyone of you here can name examples of where there are new housing developments where old pubs once stood.

Look at Hayes FC great little community football club forced out as the land it's ground and facilities sat on became worth so much it was too good an opportunity to miss.

Its all very well criticising European (and wider) immigration and welcoming the fact your house is now worth so much more than it was in the same sentence. The two are closely interlinked. Without the immigration there wouldn't be such a heavy demand for housing wouldn't push the bubble.

Either or, you cannot have both. Much praise has been heaped on Farage and UKIP on these pages these last few weeks and why not (I have already voted UKIP (postal)) But the other side to his limit immigration policy is it that it will certainly reduce the rate in which your property increases in value and may even decrease it overall.
You never see him campaigning on the negative aspects of this, but then all political parties ignore the negative aspects of their policy.
